Why did this Rosedale home need new windows?

The original windows had reached the end of their run. Seals had failed, and the older frames let in both heat and street noise.

Rosedale sits full of homes from the 1980s through the 2000s, and this one showed its age at the openings. Air leaks around aging windows are a common problem here.

What did we find when we inspected the home?

Our measure tech walked every opening before we ordered a single window. Several openings ran past 132 united inches, which put them into oversized territory and changed how we planned the install.

Here is the part homeowners often miss. Big window openings on older Austin homes rarely sit perfectly square, because limestone soil shifts and settles over decades. If you order stock windows without measuring each opening, you end up shimming and caulking gaps that never seal right. We had a window technician measure this job for exactly that reason, and it saved us headaches during install.

What materials did we use, and why?

We went with the Andersen 100 Series because of its Fibrex composite frame. Fibrex is a blend of wood fiber and polymer, and it holds its shape when the mercury climbs past 100 degrees. Cheap vinyl can soften and bow in that kind of sustained heat, especially on a black frame that soaks up sun. The dark exterior was a design call the homeowner wanted, so a stable material mattered even more here.

Sealing was its own decision. We used Sherwin-Williams Power House 60-year white caulk on the main joints for a long service life. On the colored frames we switched to Dap Dynaflex 230 clear caulk, so the sealant disappears against the black instead of leaving white lines.

How did the installation go?

We ordered the windows in May and installed them in August, once every unit arrived and passed our check. The crew set each window level, foamed the perimeter, then sealed and trimmed.

Siding and exterior painting followed in September as a multi-day push. We ran a final walk-through in early September and closed the job out in October.
