NT Windows

This project centered on a full window replacement for a South Austin home in the 78748 area, with 11+ NT Windows units installed in a single day. The scope included an oversized window exceeding 120 united inches, interior sill replacement up to 96 inches with both labor and material, plus a measure fee, dump fee, and clear caulk used to finish the darker-framed units. NT Windows was the right call here because their locally built units are engineered for Texas heat loads, helping cut down on the energy strain that 100-degree-plus summers put on older homes. The completed install delivered a noticeably tighter seal, cleaner sightlines, and improved efficiency across the whole house. For anyone researching windows in Austin, TX, this job is a solid example of a same-day, full-home replacement done right.

Siding

James Hardie

Alongside the windows, we re-clad the home with James Hardie fiber cement siding, specifically HardiePlank. Fiber cement was chosen because it stands up to hail, cedar pollen buildup, moisture, and the relentless UV that ages standard siding on 1990s and early-2000s Austin homes. The HardiePlank profile holds paint longer, resists warping and rot, and pairs cleanly with the new window lines for a refreshed exterior. For homeowners weighing siding in Austin, TX, this combination of durability and low maintenance is hard to beat in our climate.

First Contact

The homeowner found us on Yelp and first reached out on January 13, 2022. The early conversation focused on two pain points common to South Austin homes of this age: aging windows that no longer sealed against the summer heat, and exterior siding that had worn down after years of sun, hail, and cedar pollen.

Evaluation

Our team moved the lead into the prospect stage on January 18, 2022 and scheduled a full assessment. We measured all openings — landing at 11+ windows including one oversized unit over 120 united inches — and flagged interior sills that needed replacement up to 96 inches. The existing cladding was evaluated and confirmed as a candidate for a full fiber cement upgrade.

PLanning & Approval

The project was approved on January 24, 2022. We finalized selections of NT Windows for the glass and James Hardie HardiePlank for the siding, scoped the clear caulk detail for the dark frames, and set the budget in the $50k–$60k range as a retail job. Material sourcing was coordinated through suppliers including NT Window, ABC Supply, Sherwin Williams, and local home centers.

Installation

Installation ran on a single coordinated day, August 17, 2022. The crew set all 11+ windows — carefully positioning and sealing the oversized unit — replaced damaged interior sills, and finished the dark frames with clear caulk. The James Hardie HardiePlank siding was installed course by course around the new openings for clean, integrated flashing.

Completion

We completed the work and walked the home on August 17, 2022, confirming seals, sightlines, and siding finish. The project was invoiced on August 24, 2022 and formally closed on December 30, 2022, leaving the homeowner with a tighter envelope and a durable, low-maintenance exterior built for Central Texas conditions.

Windows in Austin | Austin Pro

A South Austin Home Ready for an Upgrade

The homeowner reached out to us through Yelp back in January 2022, looking for a serious exterior refresh on their home off Strickland Drive in the 78748 area. This is a part of Austin where a lot of homes were built in the late 1990s and early 2000s, and they tend to share the same story: aging windows that no longer seal well, and original cladding that's taken two decades of hail, sun, and cedar pollen. The combination of both meant the house was working a lot harder than it needed to during summer — and in South Austin, summer means stretches of 100-degree-plus days that find every gap in a building envelope.

The plan came together around two services: a full windows replacement and a siding overhaul. Both were tackled as a retail project in the $50k–$60k range, and the install itself wrapped in a single coordinated day on August 17, 2022.

What We Found During the Assessment

When our team measured the home, a few things stood out. The window count came in at 11 or more units — and that's counting the way it actually matters: door panels count as one, double mulled windows count as two, triple as three. One of these was an oversized window running over 120 united inches, which changes both the handling and the labor on install day. Big glass like that needs a careful, two-person set and precise leveling to seal correctly.

We also flagged interior sills that needed attention. The scope included interior sill replacement up to 96 inches, covering both labor and material, because a window is only as good as the surfaces it ties into. There's no point sealing a brand-new unit against rotted or damaged sill stock.

On the siding side, the existing cladding had reached the end of its useful life — the kind of dried-out, fade-prone material that doesn't hold paint and doesn't do much against a hailstorm.

Choosing the Windows

For the glass, we went with NT Windows. These are built right here in Texas, which matters more than people realize. Units engineered for our specific heat loads handle the daily thermal cycling of Austin summers better than a generic national product. When your windows are expanding and contracting through 100-plus-degree afternoons, that engineering shows up on your energy bill.

The window package covered:

  • Full window installation across all 11+ openings
  • The oversized unit over 120 united inches
  • Interior sill replacement up to 96 inches — labor and material
  • Clear caulk, which we specify on black or dark bronze frames so the sealant disappears into the dark finish instead of leaving a visible white line
  • Measure fee and dump fee to keep the site clean and the cuts precise
  • The clear caulk detail is small but it's the difference between a clean professional finish and an obvious one. Dark frames look sharp — but only if the sealant doesn't fight them.

    Choosing the Siding

For the exterior, we installed James Hardie fiber cement siding in the HardiePlank profile. Around Central Texas, this is our go-to recommendation for a reason. Fiber cement doesn't warp, rot, or feed pests, and it holds up against hail far better than older materials. It also resists the cedar pollen and UV exposure that wear down standard cladding on homes of this era.

HardiePlank takes and holds paint exceptionally well, which is why we used Sherwin Williams products to finish it. A quality fiber cement board paired with a quality coating gives you an exterior that can go years between touch-ups — a real advantage when the alternative is repainting tired siding every few seasons.

    Installation Day

Both trades ran on August 17, 2022. Coordinating windows and siding together is the smart way to do this work, because the two systems meet at every opening. When you replace siding around brand-new windows, you get cleaner flashing details and a better-integrated seal than you'd ever get tackling them years apart.

The crew set the standard units first, then carefully positioned the oversized 120-plus united-inch window, leveling and shimming it before sealing. Damaged interior sills were swapped out and finished. The dark frames got their clear caulk treatment. On the exterior, the HardiePlank went up course by course, with proper spacing and fastening to let the material perform the way it's designed to.

Everything came together in that single day — a tight, efficient build that minimized the disruption to the household.

    The Results

The home came away with a fully sealed, energy-conscious window package and a durable fiber cement exterior built for the long haul. The owner now has:

  • A tighter building envelope that fights the South Austin heat
  • Dark-framed windows with a clean, seamless finish
  • HardiePlank siding rated for hail, UV, and moisture
  • A refreshed exterior that reads modern and well-maintained
  • The project was invoiced on August 24, 2022 and closed out by the end of December.

Why This Combination Makes Sense for Austin Homes

If you own a home built in the '90s or early 2000s here, you're likely facing the same two issues this homeowner was: windows that have lost their seal and siding that's running on borrowed time. Doing both together isn't just convenient — it produces a better, more integrated result at every point where the two systems meet. Add in materials chosen specifically for our climate, and you've got an exterior that earns its keep through decades of Texas weather.

If you're weighing a similar project, Austin Pro is happy to walk your home and talk through what actually makes sense for it. We're not interested in selling you more than you need — just the right fix, done once, done right.
