Why did this Belvedere home need new windows?

The original windows had aged past their useful life. Belvedere sits west of the city where afternoon sun hits hard, and old glass lets that heat pour right in.

What did the crew find during the walkthrough?

Most of the openings were standard, but a few weren't. Several units came in over 132 united inches, which changes both the product order and the labor. Big windows carry more weight and need more careful support during the swap.

We also found one opening that didn't match a stock size. Rather than force a smaller window and leave a gap, we planned a frame expander to fill it cleanly. Skipping that step is a common mistake — a poorly sized window looks off and leaks air around the edges. The expander lets the new unit sit true in the wall, sealed on every side. That detail matters most in Austin, where summer heat finds any weak point in a home's envelope.

How did the install go?

We ordered the windows in late August and received them by late September. Install ran over several days in early October, wrapping on October 18, 2024.

Oversized units always take longer to set safely, and this home had a handful. Our crew pulled the old windows, prepped each opening, set the frame expander where needed, and sealed everything against air and water.
