Scope of Work

What We Did

James Hardie 8.25-Inch Fiber Cement Siding and Detailed Exterior Trim · Nine NT Windows Installed Ahead of the Siding and Painting Phase

Siding

This Siding in Austin, TX project used James Hardie fiber cement in 8.25-inch Primed Select Cedar Mill. The scope extended to fascia, soffit, a porch ceiling, and garage door jamb wraps. We chose the primed siding so the Sherwin Williams finish could tie those exterior details together. The result is a coordinated exterior built around the home's planned siding work.

Exterior Painting

This Exterior Painting in Austin project used Sherwin Williams SuperPaint on the new siding. The paint scope also covered fascia, soffit, doors, garage doors, gutters, and downspouts. Painting these areas helped connect the new siding to the surrounding exterior. The porch ceiling item included both installation and paint.

Windows

This Windows in Austin, TX project included NT Windows units at a Milwood home. We completed the window work during a larger siding and exterior painting project. Keeping the trades together helped coordinate the finished exterior around the window areas. The home now has updated windows alongside its new siding.

The Full Story

Inside This Project

How did we plan the Milwood exterior update?

The homeowner reached out through a neighbor on November 17, 2023. We inspected the home and began the estimate on November 28, looking at the siding and windows as parts of one exterior project. That mattered because replacing wall cladding alone would leave several visible edges and overhead surfaces outside the plan. The approved scope covered those details instead of treating the main siding sections as the whole job.

  • The homeowner approved the project on February 27, 2024, well before installation began.
  • The scope called for wrapping both a double garage door jamb and a separate garage door jamb.
  • Fascia, soffits, and a porch ceiling were included alongside the wall siding.
  • Permits and a permit fee were included in the project scope.

Why use this siding on an Austin home?

We used 8.25-inch Primed Select Cedar Mill boards for the siding sections. Their cedar-mill texture gave the homeowner a wood-look surface, while the boards themselves were fiber cement. That distinction matters: a textured face is not the same thing as a cedar wall that needs to be treated like wood. Austin's 100°+ summers make the choice of exterior materials worth thinking through before anyone picks a finish color.

  • Six-inch James Hardie fascia formed part of the trim work; its specified assembly included a 1-by-2 component.
  • James Hardie soffit was included with H-mold for its planned joints.
  • The post, column, and beam wrap called for actual cedar, separate from the fiber cement wall boards.
  • The porch ceiling scope allowed 4-by-8-foot Select Cedarmill or smooth panels, including installation and paint.

When were the nine windows installed?

We handled the window installation ahead of the May cladding work. The nine NT Windows units were ordered on March 21 and received on April 18, giving us the units before the one-day installation in late April. A homeowner might read the four-day May timeframe and assume it includes every trade; it does not. That window covers the later siding and paint work.

  • All nine windows belonged to this same Milwood project.
  • Their installation took one on-site day, rather than the full May 19–22 period.
  • The window delivery came after the homeowner's February approval.
  • The later exterior phase had its own May start and completion dates.

What happened during the four days of siding work?

The siding and painting phase ran from May 19 through May 22, 2024. We worked through the wall sections and the adjoining trim called for in the scope, including areas around the garage and porch. On a job with several exterior surfaces, those transitions deserve attention; a finished wall can still look incomplete if its edges are left untreated.

  • The scope included both siding sections and separate fascia and soffit work.
  • Garage door jamb wrapping brought the cladding plan to the edges of the openings.
  • A post or porch-column wrap was part of the installation.
  • The project allowed for delivery, yard cleanup, and punch-out work.

Which parts of the exterior received paint?

Painting was more than a coat on the new siding. We specified Sherwin Williams Super Paint for those boards and included nearby surfaces so the finish would carry across the exterior. The fascia and soffit scope covered different depths, including open soffit areas. That level of detail helped us plan the painting as part of the installation, not as an afterthought.

  • Fascia and soffit painting included areas up to 24 inches deep.
  • A separate paint item covered 25-to-36-inch sections or open soffits.
  • Garage doors and entry doors were also in the paint scope.
  • Gutters and downspouts were included by linear foot.

What marked the end of the project?

The crew finished on-site work on May 22. By then, the window installation had been complete for weeks, and the siding and painting phase had reached its last scheduled day. The scope included two yard cleanups and punch items, both worth accounting for on a project that touches walls, overhead surfaces, and garage trim.

  • The May 22 completion date refers to the last day of work at the home.
  • The completed exterior scope included painted siding, fascia, and soffits.
  • Porch details were included rather than left as a separate future project.
  • The windows and siding followed distinct installation schedules.

Straight Answers

Questions About This Project

Did the nine windows take four days to install?

No. The NT Windows installation took one day in late April. The four-day period in May was for siding and painting.

Why was there time between approval and installation?

The homeowner approved the project in February, and the nine windows were ordered in March. They arrived in April before installation; the exterior crew then began the siding phase in May.

What was the project's cost range?

The combined siding, window, and exterior painting project fell in the $30,000–$40,000 range. That range covers this home's documented scope, including trim and porch work, rather than a standard price for another Milwood home.

Does this project include a stated warranty?

No warranty term is specified for this Milwood project. If coverage is a deciding factor for your own siding or windows, ask for the product and installation terms before approving the work.
