Why did this Steiner Ranch home need new windows?

Many homes in Steiner Ranch date to the late 1990s and early 2000s. Their original windows were never built for the heat loads we see now. This homeowner wanted better comfort and lower cooling strain during the long Austin summer.

What did we find when we inspected the home?

We found the openings ran up to 120 united inches, so we spec'd units to match. The stone surrounds also showed cracked mortar joints in a few spots. Left alone, those gaps let water and hot air sneak past the frame. We flagged them early so the repair could happen during install, not as a costly return trip.

What materials did we use, and why?

We used NT Windows' NT Twinsulator line, an aluminum unit built for Texas heat. NT Windows is a Texas manufacturer, which shortens lead times and keeps parts easy to source. The homeowner chose a white-on-white finish for a clean, consistent look.

How did the installation go?

The windows were ordered April 6 and arrived early in June. We installed over multiple days to keep each opening clean and properly sealed. Rushing a window set leads to gaps, and gaps mean leaks and drafts.
