Why did this Burnet home need a new roof?

A storm rolled through and left enough damage for the homeowner to file an insurance claim. Our salesman first met the homeowner while canvassing the Lakevista area on May 8, 2025.

That single visit turned into a full roof replacement. Here's what drove the decision:

What did we choose for the roof, and why?

We went with a 24-gauge Galvalume standing seam system for its strength and clean look. Galvalume is a steel coated with aluminum and zinc, and that blend fights corrosion far longer than plain galvanized steel.

The real advantage here is the standing seam profile itself. The 1.5-inch snap lock panels lock together over hidden clips, so there are no screws punched through the face of the roof. Those exposed fasteners are usually the first thing to fail on cheaper metal roofs, because the rubber washers dry out and leak under Hill Country heat. By hiding the clips instead, the panels can expand and shift as the roof heats past 100 degrees without tearing at the fastener. Fewer holes in the field means fewer places for water to ever find its way in.

How did we handle the underlayment and ventilation?

A metal roof is only as good as what sits under it, so we laid a high-temp synthetic underlayment across the deck. We also built a vented ridge to let hot attic air escape.
