Why did this Burnet home need a new metal roof?

What did our crew find during inspection?

When we got up on the roof, the story was clear. Years of hail hits and heat cycling had worn the surface past the point of patching. Hill Country homes take a beating that flatland roofs never see, and this one had the pitch changes and multiple valleys that give water plenty of places to sneak in. We mapped every headwall, valley, and stucco-to-roof transition before ordering a single panel. That planning is where most roofs fail later, because skipped flashing detail is the number one cause of leaks we get called back to fix.

What materials did we use, and why?

We built the whole system around McElroy Metal 24-gauge Galvalume, using the double lock standing seam profile for the main field and 1.5" Sure Lock snap lock panels where they fit the layout better. Galvalume resists rust far better than bare steel, which matters when cedar pollen and rain sit on a roof for weeks.

How did the flashing and ridge system come together?

Flashing is what separates a metal roof that lasts from one that leaks. We custom-fit Galvalume counterflashing for both the stucco and stone walls on this home, plus dedicated headwall and pitch change flashing at every transition.

The vented ridge matters more than people think. An unvented metal roof can trap attic heat past 130 degrees in a Burnet summer, which cooks the deck and drives up cooling bills. Getting air moving at the ridge protects the whole assembly.

How did the installation go?

The full roof went on in a single day on August 13, 2025. Our lead installer Jose Rangel ran the panel crew, and the tight scheduling let us finish before the afternoon heat peaked.
