Why did this North Austin home need new siding?

Many homes in the 78758 area went up in the 1980s and 90s. Their original siding was never built for what Central Texas throws at it. Sun, storms, and swelling moisture had taken a toll here.

What did we find during the inspection?

When the crew opened things up, the story went deeper than the surface. The original wood-based trim at the fascia and drip edge had started to break down where water had wicked in over the years. Limestone-heavy soil in this part of Austin holds moisture against a foundation longer than sandy soil would, and that humidity works its way up the wall over time. We also found the window openings needed attention, so we folded new units into the scope rather than reflashing tired frames. Catching all of this before install is exactly why a real inspection beats an over-the-phone quote.

What materials did we use, and why?

We went with James Hardie's Select Cedarmill profile in the 8.25" reveal for its wood-grain look without the wood-grain problems. Fiber cement does not feed rot, does not warp in relentless heat, and stands up to hail far better than vinyl or composite. That durability is the whole point in this climate.

How did the rest of the exterior come together?

Siding was the headline, but this was a full envelope job. New windows went in through our NT Windows Executive series, and we removed and hauled off the old units. A 6' sliding patio door replaced the tired original at the rear.
