Installation

Why did this Austin home need a new roof?

The existing comp shingles had run their course. Roofs in this part of Austin take a beating from hail, hard sun, and the swing between spring storms and dry 100-degree summers.

We planned a complete tear-off rather than a layover so we could inspect the deck underneath. That choice matters more than most homeowners realize.

What roofing materials did we use, and why?

We built the roof around the GAF Timberline UHDZ system, which uses a thicker mat than standard architectural shingles. That extra body helps it resist the cracking and granule loss that Austin heat and hail cause over time. The UltraMat construction gives it a stronger nail hold, so the roof stays put in high wind. We paired it with GAF FeltBuster synthetic underlayment for a dry, breathable layer, then added StormGuard ice and water shield in the vulnerable spots. Every piece works together as one warrantied system instead of a mix of random parts.

How did we handle ventilation and flashing?

A roof only lasts if the attic can breathe and the penetrations stay sealed. We updated the vents and flashing so heat and moisture have a clear path out.

Proper ventilation keeps attic temps down during those long triple-digit stretches, which protects both the shingles and the ceiling below.

Why replace the windows, and how did the timing work?

The home's old windows were leaking conditioned air and letting in too much summer heat. We ordered 11 new NT Windows units on April 13, since custom sizes take weeks to build. Rather than let the house wait, we ran the roof job during the gap. The windows arrived in mid-May, and we set them over multiple days, wrapping the whole project on May 26. NT Window builds its frames in Texas for Texas weather, so they hold their shape through the heat and seal tight against cedar pollen and dust.
